A 3D animation for a real estate launch simulates a cinematic walkthrough of the development, from the urban surroundings to the interior spaces. It runs 60 to 180 seconds and combines dramatic cameras, a soundtrack and photorealistic rendering. It's the centerpiece of social media campaigns, the sales stand and paid media.
A 360° virtual tour lets the buyer "walk" through the development while it's still off-plan, in the browser or with a VR headset. Market research shows higher conversion at the sales stand and a shorter average decision time. It has been standard in high-end launches in Brazil since 2023.

A 3D humanized floor plan is a floor plan with furniture, textures, lighting and visual context applied in 3D rendering. It replaces the technical plan in sales pieces because it helps the buyer understand scale, flow and use of the spaces. It's one of the most requested pieces at real estate launch stands.
V-Ray and Corona Renderer are the two main render engines in the archviz market, both from Chaos Group. V-Ray offers advanced technical control and has been an industry standard for over 20 years. Corona Renderer has a simpler interface and a more natural handling of interior lighting. At GRON 3D, the choice is made per project: V-Ray for photorealistic exteriors and complex productions; Corona for residential interiors and natural ambiences.
GRON 3D accepts the market's main formats: CAD files (.dwg, .dxf); BIM models (.rvt from Revit, .pln from ArchiCAD, .ifc); 3D models from SketchUp (.skp), 3ds Max (.max), Rhinoceros (.3dm) and Blender (.blend); plans in PDF; and reference images (.jpg, .png). When the client has no 3D file, we model from technical plans in PDF or printed.
PBR is a material modeling standard that simulates how light physically interacts with real surfaces — metal, wood, glass, fabric. Instead of "painting" colors, it defines physical properties (reflection, roughness, opacity) that the render engine computes automatically. It's the modern technical standard used by V-Ray and Corona Renderer.

The workflow follows five steps: initial briefing and alignment of references, 3D modeling, first preview for camera and composition adjustments, review rounds and final high-resolution delivery. We maintain direct communication in all phases.
A single image is ready in 5 to 10 days from brief approval. Packages with multiple images or videos have proportional timelines. Urgent projects can be expedited upon request.
Each image includes two review rounds at no additional cost. Small adjustments (color, lighting, object placement) fit in this window. Structural changes (camera, geometry, layout) may require a new quote.
The ideal is to receive a 3D file (Revit, SketchUp, ArchiCAD, 3ds Max) or full 2D project (plans, sections, elevations) in DWG or PDF. We also accept sketches and visual references. The clearer the initial information, the faster the process.
The value depends on the number of images, scene complexity, level of detail and deadline. After the initial brief, we send a detailed and closed quote, with no variable charges during execution.
We work with 50% at the start of the project and 50% before the delivery of the final high-resolution files. For larger projects, installment plans are possible based on the schedule. We accept PIX, bank transfers and international payments.
Yes. GRON is a registered company (Estúdio GRON 3D Render Ltda.) and issues invoices for all services provided.
Standard 4K (3840x2160 pixels) for still images, in a format suitable for print and digital use. Higher resolutions can be requested for specific media like billboards or panels.
Yes. After the final payment, the client receives commercial usage rights for the delivered images in any media (digital, print, social media, outdoor). GRON retains the right to use the images in its portfolio.
The standard contract includes only the final images. If you wish to also receive the raw 3D scene file, it can be negotiated as an additional item in the quote.
